Sorell Land Supply Strategy
The Municipality of Sorell is experiencing one of the highest growth rates in Tasmania. The State Government estimates that an additional 5,000 people will live in Sorell over the next 20 years. It is important that enough land is available to house these additional residents, provide them with local employment opportunities, and ensure activity centres can function effectively.
In 2016 Council engaged Echelon Planning to prepare a Land Supply Strategy for the Municipality.
The Sorell Land Supply Strategy addressed the following:
- Stage 1: Land supply and demand analysis for residential, industrial and commercial land for the next 20 years.
- Stage 2: Assessment of expansion options for residential, industrial and commercial land.
- Stage 3: Preparation of masterplans for expansion options for residential, industrial and commercial land.
The original Sorell Land Supply Strategy was approved by Council in early 2017 and was subject to the following consultations –
- Public exhibition process
- Information sheets for the public
- Two (2) Council workshops
- Meeting with other infrastructure providers.
Echelon Planning have once again been engaged to update this earlier report based on the recent development and growth the Sorell Municipality is experiencing.
The Department of Treasury and Finance have just released their 2019 population projections for Tasmania and its Local Government Areas. The new projections, along with recent development data, requires the Sorell Land Supply Strategy to be updated. The data from the Department confirms that Sorell is still one of the fastest growing municipality’s, experiencing 3.0% growth in the period June 2017 to June 2018. Forecast growth is more than seven times the state average.
The outcomes of the Strategy have been used by Sorell Council in its development of the Local Provisions Schedule (“LPS”) for inclusion in the Tasmanian Planning Scheme (“TPS”). The Strategy confirms the quantum of land that should be set aside, the assessment of expansion options confirming the most suitable sites for additional growth, and the masterplans conceptually demonstrate that the selected sites can be developed in a way that will integrate with the surrounding land uses. The updated Strategy is a major supporting document to the LPS.
Council endorsed the updated Sorell Land Supply Strategy on the 25 June 2019.
